Ground-Up Construction FAQs
General answers about submitting a residential construction financing request.
What property types may be eligible?
Programs may be available for non-owner-occupied single-family properties, two-to-four-unit properties, condominiums, and townhomes. Property eligibility varies by location and lending partner.
Do I need prior construction experience?
Not necessarily. New construction investors may be considered, although experience can affect leverage, pricing, liquidity requirements, and overall eligibility.
Can financing include the land purchase?
It may. Certain programs can consider land acquisition together with eligible construction costs. Existing land equity may also contribute to the project structure.
Can you review a project already under construction?
Yes. Mid-construction requests can be reviewed individually. Expect to provide information about work completed, funds already invested, remaining costs, permits, inspections, liens, and the current construction schedule.
How are construction funds disbursed?
Construction funds are commonly released through draws after documented milestones and inspections. The precise draw process depends on the selected lending partner.
What documents should I have available?
Helpful documents may include plans, permits, a detailed budget, construction schedule, builder or contractor information, land documentation, comparable sales, entity documents, and evidence of available funds.
How quickly can a construction loan close?
Timing depends on the project’s readiness and the completeness of the submission. Plans, permits, budget review, valuation, title, insurance, and borrower documentation can all affect the timeline.

Frequently Asked Questions
Fix & Flip Financing Questions
Get answers to common questions about leverage, eligibility, property requirements, renovation funds, and the lending process.
Can I really get 100% financing?
Qualified, experienced investors may be eligible for financing of up to 100% of the purchase price and eligible renovation costs, subject to a maximum of 75% of the property’s after-repair value. Maximum leverage depends on experience, credit, property, renovation scope, location, and lending-partner guidelines. Borrowers may still need funds for closing costs, lender fees, reserves, deposits, or costs not included in the approved renovation budget.
How much can I borrow?
Fix-and-flip loan amounts from $75,000 to $2 million may be available. The approved amount depends on the purchase price, renovation budget, after-repair value, borrower qualifications, property, location, and lending program.
Do I need prior fix-and-flip experience?
Prior experience is not always required, and first-time investors may qualify. However, completed projects can affect maximum leverage, pricing, required borrower contribution, and other program terms.
What credit score is required?
Some fix-and-flip programs may accept a minimum FICO score of 650. Credit score is only one qualification factor; experience, liquidity, property details, project scope, and the proposed exit strategy may also affect approval and terms.
What property types are eligible?
Eligible properties may include non-owner-occupied one-to-four-unit residential properties, condominiums, and townhomes. Property condition, value, location, renovation scope, and intended use are subject to lending-partner review.
How are renovation funds disbursed?
Renovation funds are generally held in a controlled account and released through a draw process as approved work is completed. Draw requirements, inspections, documentation, timing, and any borrower-funded portion vary by lending partner and program.
How quickly can a fix-and-flip loan close?
Closing time depends on the completeness of the borrower’s submission, property valuation, title work, insurance, required documentation, and underwriting. Providing accurate information and requested documents promptly can help keep the transaction moving.
